J•PA began working with USC in early 2004 to further define their vision for the Innovista Campus, a mixed-use environment featuring research facilities, offices, housing and retail.

Planning involved the development of three blocks within the expansive Innovista campus:
- Discovery Place Block
- Horizon Center Block
- Health Sciences Block
Plans include research facilities, office buildings, structured parking, and green space.
